We are constantly looking for ways to improve the residential and commercial real estate transaction process, to include expanded buyer and seller referral resources and growth opportunities for our Realtor community. We get questions daily from consumers that are new to the real estate transaction process. As you can see from our Consumer Services Page, we provide quick overviews of the transaction process and what they should consider when choosing a Listing or Buyer’s Agent. All of our pages are an accumulation of our Best Practices over the years. We welcome your input and direction to constantly improve our education and guidance resources.

As you can see, we are strong advocates for the critical services and direction provided by our Realtor community to buyers and sellers. We realize that for you to be the best…you have to align yourself with the best. We look forward to working and growing together!

“How New Government Consumer Protections Impact Real Estate Transactions”

Effective October 3, 2015, all financed real estate transactions will require two new consolidated forms – the new Loan Estimate (LE) and the new Closing Disclosure Form (CDF.) This is the culmination  of a complicated eight year regulatory process where we have seen the creation of the Consumer Financial Protection Bureau (CFPB), new consumer enforcement and investigative powers, new mortgage regulations, forms, timeframes and industry workflows.

Dana R. Ward, Owner of RECS, has written a comprehensive review of these regulations and received FREC approval for a three hour Realtor CE on these topics. Over the last eight years, Dana has become an industry expert on these changes and has made countless Realtor presentations and has been a guest speaker with the Florida Association of Realtors, Women’s Council of Realtors, Mortgage Bankers Association, and the Florida Association of Mortgage Brokers. Because it is so critical for Realtors to understand all the changes, we have made the entire presentation available here for your review .  Also available is our quick Realtor Best practices summary you can use as an easy reference for all your mortgaged sales contracts after October 3, 2015.

Now if that is not enough, please click here for CFPB’s excellent summary “The real estate professional’s guide!”

Short Sales Negotiation Strategic Partners The short sale negotiation process needs to be handled by an experienced Realtor or an entity licensed for such activities. It is a very specialized skill set so RECS has aligned with a local attorney and regional provider to assist Realtors in streamlining the approval process. In both cases, RECS remains your local title and closing provider and works closely with our strategic partners to streamline the approval and closing process. It is a solid business model where each partner concentrates on what they do best and accountability for your transaction remains here locally. Contact us with your questions and reliable negotiation services referrals.

Best Practices for Successful Short Sale Transactions written by the owner Dana Ward is available for sale at our RECS offices and the Orlando Regional Realtor Association. This is a practical guide to streamlining the short sale process. Contact our offices for your copy. Credit cards accepted.
